An Elgin Business Broker That Fixes the Deal First, Then Lists It
We help business owners sell, and buyers acquire, established companies. Our first job is finding the problems a buyer's accountant will find. Then we tell you which ones are worth fixing and which are better disclosed and priced in. You pay nothing up front.

Why we start with what a buyer will question
Most deals that fall apart do so in due diligence, not at the first offer. A buyer's lender asks for three years of tax returns, and the profit on those returns does not match the profit the owner has been describing. Undocumented add-backs, a lease that cannot be assigned, or one customer supplying half the revenue can each cut the price or stall the financing.
So our first step is a free, confidential valuation that reads your financials the way a buyer will. We recast seller's discretionary earnings line by line and flag anything that will not hold up. Some issues are cheap to fix in a few months: cleaning up the books, getting a lease extension with an assignment clause, writing down procedures that live only in your head. When a fix would cost more than it adds to the price, we say so and help you sell as-is with the issue disclosed.
That honest call works in both directions. When a business needs a new owner rather than another year of tuning, because the owner is ready to retire or the partners no longer agree, we explain why selling now beats waiting and move to a listing. Valuation meetings and deal discussions take place in our office or on a phone or video call, which keeps any sign of a broker out of sight of your staff and customers.

How we work with sellers and buyers
Paid only from a closed sale
Listing with us costs nothing up front, and there is no retainer or fee tucked into the fine print. Our commission comes out of the seller's proceeds at closing, so we earn nothing from a listing that drags on. Our interest is a closed deal at a fair price.
Confidential from the first call
Buyers sign a nondisclosure agreement before they see your name or your numbers. Listings describe the business by type, size and earnings, never by the sign on the door.
Buyers screened up front
We ask about liquid capital and financing before anyone receives a confidential information package. New listings go to registered buyers first, which gives sellers a qualified audience early and gives buyers the first look.
Financing checked before the price is set
Many small deals rely on an SBA 7(a) loan, seller financing, or both. We test whether a lender is likely to support the asking price before it goes public, so the deal is built to close.
Where our clients are
Our sellers and buyers run, or want to own, companies in Elgin and in nearby towns such as Manor, Hutto, Taylor, Pflugerville and Bastrop. Since most conversations happen by phone or video, with our office open for sit-down meetings, an owner out near Camp Swift or Hornsby Bend gets the same valuation, exit plan and sale process as one in town.
